BC 2014: Construction Principles I

Application Environments

  • Paint is used in most buildings, whether low end or high end, residential or commercial .  The question becomes not whether to use paint, but what kind of paint is appropriate for the project.  The three types of paint are oil paint, latex paint, and silicate mineral paint.  These paints are referred to by the substance that makes up its base.   Each type has different qualities that make it appropriate for different projects in different areas of the house, country, and world.
    • Oil paint
      • Oil paint has a vegetable oil base, made up either of linseed or soy bean oil.  This base causes the paint to be both stain and moisture resistant, making it a good paint to use in both the interior and exterior of a building.  For the interior, oil paint is often used in places where moisture is present, such as bathrooms and kitchens.  It also may be used as a general interior paint, but its strong fumes are causing this to fall out of practice.  Oil paint is also used for interior and exterior trim (because of its high gloss finish) and as a general exterior paint due to its excellent water resistence.
    • Latex paint
      • Latex paint has an acrylic resin base.  This base allows the paint to range in finishes, from flat to high gloss.  It also does not have the strong odor that oil paint does, making it more desirable for general interior use not subject to moisture.  However, latex paint tends to chip (whereas oil paint will merely bend) and must be used in temperate climates ranging from roughly 45 degrees to 90 degrees.  It is applicable in both interior and exterior environments, depending on its grade.
    • Silicate Mineral Paint
      • Silicate mineral paint has a silicate base, made up of either potassium silicate or sodium silicate.  Inorganic alkaline-resisting pigments make up its color.  These materials cause this type of paint weather resistant, making it ideal for projects in extreme climates.   Both the silicate base and pigments inhibit microbial growth, making it ideal to use in interior and exterior areas where lots of moisture is present.  The paint also reflects light rays.  This resistance allows it up stand up to strong sunlight, so it is a good choice for projects in desert-like regions.  Silicate mineral paint also is resistant to acid rain, allowing it not only to be used around  general moisture, but also in urban areas affected by polluted moisture.
